We’re looking for an experienced and driven Network Expansion Specialist to support our branch growth strategy across Indonesia. This role will be responsible for identifying, evaluating, and securing strategic locations for new centers/hubs, ensuring alignment with Gentem’s expansion roadmap and commercial objectives.

✨ What You’ll Be Doing:

• Acquire new centers/hubs by performing end-to-end site acquisition activities, including property lead sourcing, site survey, and landlord liaison.
• Build and maintain strong relationships with property agents, landlords, developers, and mall/building management.
• Conduct location feasibility analysis covering demographics, accessibility, visibility, competitor mapping, and commercial viability.
• Collect, verify, and ensure completeness of all legal and administrative documents required for the leasing process.
• Lead negotiations related to rental pricing, lease terms, fit-out periods, and commercial agreements.
• Prepare site evaluation reports and present recommendations to management.
• Collaborate with Legal, Finance, Operations, and Project teams to ensure agreements, payments, and implementation processes comply with company policies.
• Monitor the progress from site approval to handover for center development.

🛠️ What We’re Looking For:

• Minimum 3–5 years of experience in site acquisition, expansion, business development, or commercial real estate.
• Strong network with property agents and landlords (experience in multi-branch retail, education, clinic, F&B, or service industry preferred).
• Proven track record in securing strategic commercial locations.
• Strong negotiation and commercial analysis skills.
• Highly results-oriented with a track record of meeting expansion or acquisition targets.
• Willing to travel frequently and be highly mobile across assigned locations.
• Good understanding of lease structure, ROI calculation, and commercial feasibility analysis.
